A Word of Caution
According to a recent study of people who sold their homes without a Realtor, 90% of them said they would never do it again. While owner-sellers start off believing they will pocket the Realtor fees, the truth is that buyers tend to believe THEY should be the ones to save and will negotiate the price down accordingly. Buyers who look at “For Sale By Owner” homes are often bargain shoppers or sophisticated investors who may get the better end of the deal. Plus, many buyers will not risk making such a legally cumbersome purchase without the expert help of a Realtor, especially when buyers pay nothing for that help.

Case in point: we recently worked with a buyer who heads the Real Estate division for a major firm. His entire job was buying, selling and developing commercial locations for his employer. There was probably no one more qualified than he to negotiate and write the contract for the home he wanted, but for a variety of reasons he still used our services.

A Word About The Clock
The most important consideration is time. Do you have enough time to try to sell your home, possibly fail (or possibly have the sale “flip”), and yet still have time for a Realtor to get it sold for you?

The average time it takes to sell a home around Seattle is a little less than a month. Remember - this is an AVERAGE. To be safe, you should try to have two months to get top dollar for your home. If you have more time than this, than you probably have time to try to sell on your own.

We will do this in an inconspicuous way (FSBO will not be mentioned) and the many buyers who peruse this site each day will be able to see your listing along with all the others we choose to highlight there. This could be an excellent source of leads for you!

In addition, at your request we will gladly provide you with the legal documentation you will need to complete as a part of the home selling process. This will ensure that you are not missing any of the many documents you will need to make your home sale legitimate.
